Buyers showed up, but not in greater numbers than last April. Closed sales reached 4,018, up 9% from March yet flat year-over-year.

Values are steady, not appreciating. Median price held at $600K, flat year-over-year despite a $9K bump from March.

Well-prepared homes are moving fast. Days on market dropped to 15, the fastest pace since last spring.

Sellers are holding back more than last spring. Active listings fell 9% and new listings dropped 6% year-over-year.

Quiet buyer demand is still there. Pending contracts are up 8% year-over-year.

If this pattern holds, the market continues to reward preparation and patience.
