June all but matched last June. Closed sales hit 4,024, level with a year ago, and the median sat at $614K, up 1%.

Buyers took a little more time. Median days in MLS rose to 19, three more than May, even with last year.

Underneath the calm, supply keeps shrinking. New listings slipped 3%, pending sales rose 2%, and inventory runs 9% below last summer.

The upper end had a strong June. DMAR reports $1.5M to $2M closings up 9% from a year ago.

Fewer homes arriving, more repricing, and fall will likely favor one way or the other.

Prices firmed even as the pace eased. The median close reached $615K, up 3% from a year ago and from April.

Homes are taking longer, not less. Median days in MLS rose to 16, two days slower than last spring.

Sellers stayed home this spring. New listings fell 18% and active inventory dropped 8% from last May.

The headline hides the spread. Condos lingered 31 days and luxury above $2M took 29, while well-priced mid-market homes moved quicker.

With buyers in no rush, patience and sharp pricing carry the day, and real room remains for those willing to wait.

Buyers showed up, but not in greater numbers than last April. Closed sales reached 4,018, up 9% from March yet flat year-over-year.

Values are steady, not appreciating. Median price held at $600K, flat year-over-year despite a $9K bump from March.

Well-prepared homes are moving fast. Days on market dropped to 15, the fastest pace since last spring.

Sellers are holding back more than last spring. Active listings fell 9% and new listings dropped 6% year-over-year.

Quiet buyer demand is still there. Pending contracts are up 8% year-over-year.

If this pattern holds, the market continues to reward preparation and patience.
